Magnolia Circle is hiring dependable and skilled Mobile Maintenance Technicians to help improve and keep our apartment communities in excellent condition. This is a hands-on role where your expertise directly impacts the upkeep and improvement of our properties. You’ll take pride in installing and maintaining attractive, functional living and community space improvements while supporting the asset team across our communities.
You’ll handle a wide range of maintenance responsibilities and projects, including plumbing, electrical, HVAC, appliance installation, painting, welding, roofing, concrete work, construction, and preventive maintenance. Every day brings variety, from troubleshooting urgent issues to completing scheduled community improvements and upkeep. Strong communication, attention to detail, and a genuine commitment to quality service will make you a valued partner to our residents, management team, and ownership.
Key Responsibilities:
- Conduct improvements, inspections, and perform preventive maintenance on essential building systems, including electrical, plumbing, HVAC, renovations, and more.
- Repair, install, and maintain common area equipment and individual apartment fixtures, appliances, and systems.
- Renovation of vacant units for new residents by performing repairs, improvements, painting, cleaning, and ensuring everything is move-in ready.
- Utilize our work order system (Real Page) and Google-based products (Shared Drives) to log tasks and track progress, ensuring timely updates and completion.
- Maintain clear communication with the asset management team on maintenance issues, updates, and solutions.
- Inspect, install, and maintain safety systems, including fire alarms and emergency exits, to ensure compliance and resident safety.
- Maintain organized, clean maintenance areas and assist with inventory and procurement of maintenance supplies.
- Coordinate with outside vendors and contractors for specialized installations and repairs as needed.
- Participate in property on-call rotation to handle after-hours emergency maintenance issues and occasional coverage as needed.

Qualifications and Skills:
- Technical Expertise: Strong knowledge of apartment maintenance, including electrical, plumbing, HVAC, welding, roofing, concrete, construction, and general maintenance. Ability to diagnose and solve maintenance issues independently.
- Tools and Safety: Proficient with hand and power tools; knowledge of OSHA safety regulations and best practices.
- Communication and Service: Effective communication skills with the asset team members and ownership; dedicated to high standards of customer service.
- Tech Savvy: Familiar with Google-based communication tools and mobile property management applications (RealPage experience a plus).
- Organizational Skills: Effective organizational and time management skills. Possess the ability to provide clear and concise documentation and communication to the asset management team and ownership.
Certifications:
- EPA Certification (Type II or Universal) is required.
- CPO (Certified Pool Operator) certification preferred.
- Certifications or vocational training in HVAC, welding, plumbing, or electrical maintenance are a plus.
Physical Requirements:
- Able to frequently stand, walk, climb stairs, and lift up to 70 pounds.
- Comfortable working both indoors and outdoors, in various weather conditions, with occasional exposure to noise and potentially hazardous materials.
- Must be able to climb ladders, bend, kneel, and crouch as needed.
Requirements:
- Minimum of 4 years of general maintenance experience.
- At least 3 years in apartment maintenance or a similar role.
- Education: High school diploma or equivalent required; vocational training in maintenance preferred.
- Driver’s License: Valid driver’s license, clean driving record, and auto insurance required. Must have reliable transportation for travel between properties if necessary.
- Communication: Fluent in English, both verbal and written, to interact effectively with residents, vendors, and team members.
- Screenings: Criminal background check and driving record review.
- Travel: This role requires occasional local travel to support maintenance and project needs required on all of our local properties.
